CFM Celebrates 25TH anniversary with move to prestigious new office at Exeter Science Park

Local contractors appointed for conversion of former hotel into luxury living accommodation

The opening of the new showhome, showcasing the conversion of ‘The Old Dispensary’ at historic Millfields Estate, Plymouth into 12 luxury apartments, was announced as a resounding success by the architect and contractor resulting in two reservations made on the day!

The Old Dispensary located in a Grade II listed landscape, encompasses the elegance of 18th century architecture with high-spec modern living and is the last building to be converted on the historic Millfields site. The bespoke properties comprise a three-bed mews house (the showhome – under reservation) which has part of the original wall featured in its secluded courtyard; and one and two-bed apartments including duplexes. The three penthouse apartments enjoy generous terraces offering alfresco relaxation, and fantastic views overlooking ‘Devonport High School For Boys’ playing fields at the rear, and the beautiful grounds of this 26-acre site to the front.

Built by family-owned South-West based Goulden & Sons on behalf of private developer Chris Gait, the high-end, spacious dwellings have been architecturally designed by independent Plymouth-based Ercle; specialists in bespoke residential work. Ercle has made full use of the high ceilings, light and space in their design of this impressive conversion of an historic building, formerly used for the care of sick and injured sailors during the Napoleonic wars.

Eric Davis – director Ercle comments:“The showhome open day was a huge success, offering an opportunity to buy a generously sized new home with all mod-cons, built on an iconic historical site. We’ve done everything we can to keep as much of the historic features as possible which gives it a very different feel to most flats in Plymouth. Each generously proportioned property is flooded with light from large windows and high ceilings, oversized lounges and dining areas as well as private outside space.” He adds: “The views from the penthouse apartments are nothing less than stunning and it’s a rare chance to own a very special place located in a unique setting.”

The building has been transformed and built with loving care and attention to detail by Goulden & Sons, a local reputable builder who have retained many original features including the majestic central staircase. Set in a secure and gated community close to the city-centre and all its amenities, the building has lift access and all apartments come with allocated private parking.

David Goulden – Goulden & Sons said: “We were absolutely delighted with the great response on the showhome open day and with prices starting from just 150k – 325k, it enables luxury living at an affordable price. The added bonus was that we are also offering *Help to Buy (HTB), making it easier for South West buyers to get on the property ladder and buy their dream home.”

Leading Plymouth Estate Agents Lang Town & Country Land and New Homes are marketing the development – James Clarke said: “The site is less than one mile west of the City Centre not far from the fashionable Durnford Street and the waters’ edge with regular ferry connection to Cremyll and Mount Edgcumbe Park. This fascinating re-development is a designated Conservation Area administered by English Heritage featuring 24-hour security, road network and grounds maintenance. The buildings and grounds are surrounded by the original hospital wall which provides a secure gated environment, giving total peace of mind.” He concludes: “With a Help to Buy: Equity Loan the Government lends you up to 20% of the cost of your newly built home, so you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest. You won’t be charged loan fees on the 20% loan for the first five years of owning your home.”
